Stir of Echos Blu Ray problems

My Pioneer BDC-2202 Blu Ray drive cannot read the movie "Stir of Echos" Blu Ray U.S. Since the drive doesnt recognize this title, AnyDVD HD 6.3.1.8 cannot scan the disc and cannot play the movie using PowerDVD 3104a. Disabling ANYDVD doesnt help. Changing scanner setting didnt help either. Suspect that I bought a defective disc. I will exchange the disc tommorow and post results after testing replacement disc. Then it's not an Anydvd issue.
 
Update. Replacement disc plays from HD and rips fine. Defective disc.
